It looks promising!

 

 

Well, we talked to the lender today and found out we qualify for up to $215,000. Don't get excited. That little 900 sf (80 sm) house in the picture from yesterday is $205,000. We are hoping to offer $195,000 and maybe get it for $200,000 or $195,000 would be great. With our taxes and insurance we would be paying less than we are paying in rent now.

After talking to the lovely, Christian mortgage broker/helper/angel today we have a plan of action. She told us not to worry about our lease here. She thinks they will let us out because they have already indicated they may need the house before our term is up anyway. She told us to move forward with courage and conviction. Ultimately we have given it to God and believe if it is meant to be it will all work out.

We won't be able to borrow extra to pay for new carpet. So, we are thinking of buying used carpet and having someone fit it before we would move in. You can find some quite nice and relatively new house lots of wool carpet for around $200. Personally, having grown up in the family floor covering business, I would buy new underlay/padding. This would be more preferable to me than trying to clean and live on the nasty carpet that is in the house now. The vinyl could always be done later. I have laid many a peel-in-stick tile floor myself.

What's funny is last night we had decided to give up and just enjoy living in our beautiful house for as long as we are able to live here. I wanted to cancel the meeting with the mortgage broker. I am so glad we didn't. This house just seems perfect for us and we don't even have to pay off any debt before qualifying. It is under our budget and it appears to be sound.

So--more prayers needed. Just resting in God's hands.
